Almost every flooring quote arrives as one number. That number hides at least six separate costs, and the gap between two quotes for the same room is nearly always one of them being left out rather than one company being greedy. Here is what sits inside an installed luxury vinyl plank price, what moves it up or down, and how to read two quotes side by side without a spreadsheet.

The LVP flooring installation cost you are quoted combines the plank itself, underlayment where the product has none attached, removal and disposal of the existing floor, subfloor preparation where the slab or panel sits outside flatness tolerance, trim work covering baseboards and transitions, and stairs priced per tread. A quote that looks unusually low has almost always left one of those six out rather than found a cheaper way to do it.

That is a wide band because it covers everything from a builder-grade 4 mm glue-down in a rental to a 20 mil wear layer rigid core plank in a primary residence, with the old carpet hauled away and new baseboards fitted.

If a quote sits below that band, something has been excluded — usually removal, disposal or the trim. If it sits well above it, ask which line item is doing the work. Neither is automatically wrong; both need explaining.
The six parts of an LVP flooring installation cost
1. The plank itself
The single biggest driver, and the one homeowners control most directly. What you are paying for is the wear layer — the clear film on top, measured in mils — and the core. A 6 mil wear layer is fine for a guest bedroom and will show traffic lanes in a hallway within two years. A 20 mil wear layer in the same hallway will still look new. The decorative print between them costs almost nothing to change, which is why two planks that look identical can differ by $3 a square foot.
2. Labour
Roughly $2.00–$3.50 per square foot for a floating click-lock install in open rooms. Labour rises with cuts, not with area: a 300 sq ft room with four corners is faster per foot than a 300 sq ft warren of closets, a bump-out and a bay window. Glue-down costs more than floating. Herringbone or chevron patterns cost meaningfully more again, because the layout is set by geometry rather than by the wall.
3. Removing and disposing of the old floor
Budget $0.75–$2.00 per square foot, depending on what is down there. Carpet and pad come up quickly. Glued-down vinyl tile fights back. Ceramic tile set in mortar over a concrete slab is the expensive end, because it is demolition, not removal, and it produces heavy debris that has to leave the building — which in a DC or Arlington condo means a service elevator booking and a dumpster permit.
4. Subfloor preparation
The line item that ruins budgets, because nobody can see it until the old floor is up. Rigid core LVP is unforgiving of dips: most manufacturers require flatness within about 3/16 in over 10 ft, and a floor that fails that tolerance will telegraph every hollow into a plank joint that eventually clicks apart. Self-levelling compound runs roughly $1.00–$2.50 per square foot of the area that needs it. In older Alexandria and Silver Spring houses with plank subfloors, add plywood underlayment on top.
5. Transitions, trim and baseboards
Every doorway needs a transition strip. Every wall needs either new baseboard, reinstalled baseboard, or quarter round to cover the expansion gap that a floating floor must have. New primed baseboard installed runs about $4–$8 per linear foot, and a 1,000 sq ft main level can easily carry 250 linear feet of it. This is the single most common omission in a low quote.
6. Stairs
Stairs are priced per tread, not per square foot, and they are slow: each one needs a tread, a riser, a nosing and precise scribing. Expect $45–$120 per step depending on whether the stair is open on one side and whether the nosing is a stock profile. A 14-step staircase is a meaningful part of a whole-house budget, so make sure it appears as its own line.
A worked example
An 800 sq ft main level in a 1980s Fairfax colonial: living room, dining room, hallway and a small office. Existing carpet throughout, plywood subfloor in reasonable condition, baseboards to be replaced.

Note how the plank is only 39% of the bill. Anyone comparing quotes purely on the material they picked in the showroom is comparing the smaller half.
The waste factor nobody mentions
You will always buy more flooring than your floor measures. Add 7–10% for a straight lay in ordinary rooms, and 15% for a diagonal or herringbone layout or a floor plan full of angles. Two things drive it: the offcut at the end of each row is only reusable if it is long enough to start the next one, and planks come in fixed lengths that rarely divide neatly into your room. If a quote uses your exact square footage with no waste allowance, the shortfall does not disappear — it turns up as a change order on day two.
Why two LVP flooring installation cost quotes differ
- Scope, not price. One includes removal, disposal, levelling and baseboards; the other quotes bare installation over a floor that is assumed to be flat and empty.
- Wear layer. Two planks with the same photograph on top, 8 mil versus 20 mil, differ by roughly $2 a square foot — $1,600 on an 800 sq ft floor.
- Waste allowance. 0% versus 10% on the same material is a real 10% swing on the largest line.
- Furniture and appliances. Moving a full living room, disconnecting a gas range, pulling a fridge on a water line: some crews include it, some charge it, some decline it.
- Who eats the subfloor surprise. A fixed price that survives contact with the actual subfloor is worth more than a low estimate that does not.
Five questions to ask before you sign
- What is the wear layer in mils, and what is the manufacturer’s residential warranty?
- Does this include removing and hauling away the existing floor?
- What happens, in dollars, if the subfloor needs levelling?
- Are baseboards new, reused, or is it quarter round against the existing trim?
- What waste percentage is in the material line?
If all five have written answers, the two quotes in front of you are finally comparable.
