What Kitchen Remodeling Experts Get Right: Layout, Cabinet Boxes and Sequence

Most kitchen remodels that go wrong fail on one of these three things, and none of them shows up in the photos. They decide whether the kitchen works and whether the job finishes on time.

01

Layout: Work Triangle and Clearances

The sink, range and fridge should form a working triangle with nothing cutting through it. Leave at least 42 inches of aisle for one cook and 48 inches for two, and add an island only where the room keeps those clearances. We draw the layout with you at the measurement, before anything is priced.

02

Cabinet Boxes: Plywood or Particleboard

Doors get the attention, but the box is what lasts. Plywood boxes shrug off a slow dishwasher leak; particleboard swells and crumbles once it gets wet. Both come in the same door styles, so the box is the spec to ask about.

03

Sequence: Rough-In Before Finish

Electrical and plumbing rough-in, then cabinets, then the countertop template, then counters, backsplash, fixtures and lighting. Template the counters before the cabinets are level and you get gaps and a cracked seam.

Demo, rough-ins, cabinets, counters, backsplash, lighting and floors run back to back by FIXO crews, with the room cleaned every evening.

Why Do Kitchen Remodels Take Three Months?

Because five trades are booked on five calendars and nobody owns the gap between them. Cabinets wait on the electrician, the counter template waits on the cabinets, the tile waits on the counters. Local remodelers commonly quote 4 to 8 weeks of construction for a full kitchen. FIXO runs it as one job, so most complete kitchen remodels that keep the layout are finished in 2 to 4 weeks on site.

Kitchen Remodel Timeline, Week by Week

On siteWhat happens
Week 1Demo, haul-away, electrical and plumbing rough-in, inspections if required
Weeks 1–2Cabinets set level and secured, countertop templated
Weeks 2–3Countertops installed, sink and faucet connected
Weeks 3–4Backsplash, lighting, appliance hookup, flooring and final walkthrough

We order your cabinets before demo, so you are not living without a kitchen while you wait for a delivery truck. Semi-custom and custom cabinets can take several weeks to arrive, and we give you that lead time at the measurement.

What a Complete Kitchen Remodel Actually Involves

Our complete kitchen remodeling services start with the old kitchen coming out and the room checked down to the studs and subfloor. Plumbing and electrical are roughed in for the new layout, including under-cabinet and island circuits. Cabinets are set level and shimmed, counters are templated and installed, the backsplash goes on, then fixtures, lighting and appliances are connected and the floor is finished or protected.

How Much Does a Complete Kitchen Remodel Cost in Northern Virginia?

Short answer: in 2026, most complete kitchen remodels in Northern Virginia, Maryland and DC cost $35,000 to $75,000 when they get new cabinets, quartz or granite counters and a tile backsplash in the existing layout. Cosmetic refreshes start around $20,000, and remodels that move walls, plumbing or gas lines often run $75,000 to $150,000+. Your FIXO fixed price itemizes every line and includes everything below.

Complete kitchen remodel with new base cabinets set level before countertops

Kitchen Remodel Cost by Scope

ScopeWhat it usually includesTypical 2026 DMV range
Cosmetic refreshPainted or refaced cabinets, new counters, backsplash, lighting$20,000 – $35,000
Complete remodel, same layoutNew cabinets, quartz or granite counters, tile backsplash, lighting, fixtures, appliance hookup$35,000 – $75,000
Complete remodel, new layoutMoving the sink or range, opening walls, island with power and plumbing$75,000 – $150,000+

Ranges reflect published 2026 pricing from Northern Virginia remodelers and cost guides. Homes in McLean, Great Falls and North Arlington often price higher.

Kitchen Remodel Cost Per Square Foot

Finish levelCost per square foot (DMV, 2026)200 sq ft kitchen
Basic$125 – $200$25,000 – $40,000
Mid-range$200 – $350$40,000 – $70,000
High-end$350 – $500+$70,000 – $100,000+

One catch: small kitchens cost more per square foot, not less. A 100-square-foot galley still needs a sink, a range hookup, a dishwasher circuit and a full run of counters, and those fixed costs are spread over fewer square feet. Use cost per square foot for a first number, then get a measured price.

Kitchen Remodel Price Breakdown: Where the Money Goes

CategoryShare of budget
Cabinets30–40%
Labor and installation20–35% (higher when the layout changes)
Countertops and backsplash10–15%
Appliances (if you replace them)10–20%
Plumbing and electrical5–10%
Flooring5–10%
Design and permits3–8%

Keep 10 to 20 percent in reserve if your home was built before the 1980s. Old wiring, galvanized pipe or a soft subfloor often turns up only once the cabinets come out.

What Changes Your Complete Kitchen Remodel Price

  • Layout changes. Moving a sink, range or wall adds rough-in, possible structural work and permits. Keeping the footprint is the biggest single way to save.
  • The cabinet line. Stock, semi-custom and custom cabinets can differ by thousands of dollars for the same kitchen.
  • The countertop material. Installed prices run roughly $8 to $30 per square foot for laminate, $50 to $75 for quartz, $50 to $150 for butcher block and $70 to $140 for granite.
  • Flooring. Adding LVP flooring or tile while the room is empty costs less than doing it later.
  • What is behind the walls. Older homes in Arlington, Falls Church and Silver Spring are more likely to need electrical or plumbing upgrades.

Does a Kitchen Remodel Pay Off in the DC Area?

Remodeling magazine’s 2025 Cost vs. Value report for the Washington, DC market puts a midrange minor kitchen remodel at about $27,300, with roughly 100 percent of the cost recouped at resale. A midrange major kitchen remodel runs about $80,000 and recoups about 49 percent. In plain terms, a same-footprint refresh of cabinets, counters and fixtures is the kitchen work most likely to pay for itself when you sell, while a full layout change is a choice you make for how you live, not for resale. See the 2025 Cost vs. Value data for Washington, DC.

Complete Kitchen Remodel: Questions We Get Every Week

Straight answers. If yours isn’t here, call (757) 589-6859 — an installer picks up.

In Northern Virginia, Maryland and DC, most complete kitchen remodels cost $35,000 to $75,000 when the layout stays the same. Cosmetic refreshes start around $20,000, and layout changes often run $75,000 to $150,000+. FIXO gives you one fixed written price after a free measurement.

Across the DMV it runs about $125 to $200 per square foot for basic finishes, $200 to $350 for mid-range and $350 to $500+ for high-end. Small kitchens cost more per square foot because the sink, appliance hookups and counters cost about the same at any size.

Most same-footprint kitchens are back in use in 2 to 4 weeks on site. We order cabinets before demo, and we set up a temporary sink and cooking station where the layout allows.

Demolition and haul-away, electrical and plumbing rough-in, cabinets, countertops, backsplash, lighting, sink and faucet, appliance hookup and permits where required. Flooring can go on the same quote and schedule.

Check what the best kitchen remodeling services put in writing: the license for your jurisdiction (Virginia DPOR, Maryland MHIC or DC DLCP), proof of insurance, an itemized fixed price, who does the work, payments tied to progress and a written warranty. Good kitchen remodel professionals will not mind you checking, and recent kitchen reviews matter more than an overall star rating.

Yes. We quote the installation and check sizes and lead times with you before you order, so nothing arrives the wrong size.

Yes. Sink moves, island power and opening non-load-bearing walls are each quoted as separate lines, so you can see what the layout change costs.

Quartz, granite, butcher block and laminate. Quartz is the most common choice because it needs no sealing.

Yes. The number you sign is the number you pay. If demo reveals rot, a leak or unsafe wiring, we show you before doing anything, and you decide.

Yes, where your county or DC requires them. Moving plumbing, adding circuits or opening a wall usually needs a permit, and replacing cabinets and counters in place often does not. We pull the permits, book the inspections and list the fees on your quote.

If your cabinet boxes are solid plywood, the layout works and only the color or doors bother you, cabinet refinishing costs a fraction of a complete kitchen remodel and takes days, not weeks. If the boxes are swollen, the layout fights you or the counters need replacing anyway, a full remodel is the better spend.

Yes, most homeowners do. We seal the kitchen off with dust barriers, clean up every evening and set up a temporary sink and cooking station where the layout allows, so the rest of the house stays usable while the work is done.
