FIXO washes, brightens, sands and stains wood decks and porches across Northern Virginia, Maryland and Washington DC at one fixed price. A penetrating oil or water-based stain, or a clear sealer, applied only once the wood reads dry on a meter, so it soaks in instead of peeling next summer.

The stain is the last ten percent of the job. The first ninety is getting the wood ready to take it.
A sodium percarbonate wash lifts grey fibers and mildew, an oxalic acid brightener restores the color, and a light sand opens the grain. Skip any one and the stain sits on top.
Stain applied to damp wood traps water and lifts. We meter the boards before coating and wait a day or two after washing if the DMV humidity says so.
Semi-transparent and semi-solid penetrating stains soak into the grain and wear away gradually instead of peeling in sheets like a film-forming deck paint.
One visit to assess the wood, one fixed number, two short visits to prep and stain.

Call, text or book online with a rough size and whether it has ever been stained. We book a measurement within 48 hours.

A carpenter checks the boards and rails, tests the existing finish, applies sample colors and hands you one written price.

Visit one: wash, brighten and sand. Visit two, once the wood is dry: two coats of stain on boards, rails and stairs, back-brushed so it penetrates.
Almost always one of three things: the wood was not cleaned, it was still wet, or the product was a film-forming paint sold as a stain. A proper job fixes all three, which is why ours is quoted as two visits and not an afternoon.
The deck is washed with a wood cleaner to lift grey fibers and mildew, rinsed, then brightened to bring back the natural color. Raised grain and rough spots are sanded. Once the moisture meter reads dry, stain is applied board by board and back-brushed into the grain, with a second coat on the walking surfaces. Rails and balusters are done by hand.

Where we talk you out of it: composite decks, which do not take stain, and wood decks with boards too soft to save. There we point you at board replacement first.
Deck staining cost comes down to square footage including rails and stairs, whether an old finish has to be stripped, and the stain you choose. Your fixed price itemizes each one, and includes everything below.

Three good options. Pick by how much wood grain you want to see and how often you want to redo it.
Thick coatings that look great for a season and peel in sheets.

Every two to three years for a semi-transparent stain in the DMV sun, three to four for semi-solid. Clear sealers are yearly.
Pressure-treated wood needs to dry for a few months first; cedar and composite-free hardwoods can go sooner. We check with a meter and tell you.
Oil penetrates deeper and is easier to recoat; water-based dries faster, holds color longer and cleans up easier. We recommend based on your wood and sun exposure.
Yes. Rails, balusters, stairs and skirting are in the price, done by hand.
We do not stain if rain is forecast within 24 hours. The second visit moves, the price does not.
