The color is the fun part. These three decide whether the floor can be refinished at all, and how long the result lasts.
Solid hardwood can be sanded five or six times. Engineered depends on the veneer: 3 mm and up can take a full sand; 2 mm gets a screen and recoat only.
Three passes with the big machine, from coarse to fine, then an edger and a buffer so the field and the edges match. Skipping a grit is where swirl marks come from.
Three coats of a commercial water-based finish: clear, low odor, dry to walk on in hours and harder than the oil-based finish most floors were built with.
One visit to check the wear layer, one fixed number, and a finished floor in three to four days.

Call, text or book online with the rooms and what is wrong: scratches, grey patches, an old finish. We book a measurement within 48 hours.

An installer measures the rooms, checks the remaining wear layer, tests stain colors on your own floor and hands you one written price.

Furniture out, dustless sanding, stain applied and dried, three coats of finish with light abrasion between, furniture back in on day four.
If the boards are sound and there is wear layer left, refinishing costs a fraction of replacement and keeps the floor that was milled for your house. If boards are cupped, split or sanded thin, replacement is money better spent. We tell you plainly which you have.
Refinishing takes the floor back to bare wood and builds a new finish from scratch. The old finish and the top of the wood come off in three sanding passes, gaps and nail holes are filled, stain goes on if you want a color change, and three coats of finish go down with a light abrasion between each coat so they bond.

Where we talk you out of it: engineered floors with a veneer under 2 mm and floors that have already been sanded several times. There we point you at new engineered hardwood instead.
Hardwood floor refinishing cost comes down to square footage, whether you want a stain color or a natural finish, how many stairs there are and whether any boards need replacing. Your fixed price itemizes each one, and includes everything below.

Straight answers. If yours isn’t here, call (757) 589-6859 — an installer picks up.
A typical main level is three to four days: one to sand and fill, one to stain, two for the finish coats. A screen and recoat is one day.
Our sanders run with vacuum containment that captures almost all of the dust. There is still a fine film on surfaces, but not the cloud and the week of cleaning an old-style job leaves.
Yes. We test several stain colors on your actual floor at the measurement, because the same stain reads differently on oak, maple and pine.
Not usually. You need to stay off the floor while finish dries, so most families plan around it room by room or spend a night or two away on the finish days.
If the veneer is 3 mm or thicker, yes, once. Under that, a screen and recoat is the safe option. We measure it at the visit.
