Why McLean homeowners rely on FIXO for flooring

McLean houses are big, and big houses are where estimate surprises get expensive. We give one number for material, delivery, installation and clean-up, hold it once you sign, and absorb whatever the subfloor throws at us. The installer who walks your basement with a level is the one who lays the floor.

01

Fixed Price

One number covers material, delivery, floating install, transitions, clean-up and haul-away of packaging. The number you sign is the number you pay.

02

1–2 Day Install

A dedicated two-person crew arrives with everything on the truck. A typical 600 sq ft main level is walkable the same evening.

03

No Hidden Fees

No fuel surcharge, no ‘unforeseen conditions’ line, no change-order surprise. If the subfloor needs more than we quoted, we absorb it.

LVP or Laminate for Your McLean Floors?

In McLean we install LVP, laminate, engineered hardwood and tile, and the house usually decides. Walkout basements in Langley Forest and Chesterbrook get LVP. Upper floors in 1950s ramblers and 1970s colonials take laminate. Newer builds often want engineered hardwood to match the main level. Samples come to your door.

LVP Flooring Installation

LVP earns its keep in McLean’s lower levels. The lots slope toward the Potomac and its creeks, so walkout basements with rec rooms, gyms and in-law suites are everywhere, and they sit on slab. LVP’s waterproof core and attached pad go over that concrete and carry through the mudroom and laundry. The honest limit is less texture depth than real wood up close.

Laminate Flooring Installation

Laminate fits the bedroom levels of McLean’s mid-century ramblers and split-levels in Lewinsville Heights and Broyhill-Langley Estates, and the upstairs of a 1970s Langley Oaks colonial. Those floors are plywood over joists and stay dry. It gives the deepest wood texture per dollar with the hardest wear layer, which is why we like it on stairs. It is water-resistant only, so no bathrooms.

McLean housing, subfloors and what we install where

McLean is an unincorporated part of Fairfax County, so the county handles permits, and the housing tells a clear story of teardowns. Lewinsville Heights, Langley Forest and Broyhill-Langley Estates were built in the 1950s and 1960s with ramblers, Cape Cods and colonials on crawlspaces and basements. Chesterbrook and Southridge followed in the 1960s and 1970s, and Langley Oaks in the late 1970s and early 1980s, mostly two-story colonials with plywood subfloors upstairs and slab basements below. Franklin Park mixes houses from the early 1900s with new builds. Street by street, those originals are being replaced by large custom homes, while gated communities like The Reserve and Evans Farm date from around 2000. Along Old Dominion Drive and Chain Bridge Road there are mid-rise condos on concrete floors.

Fairfax County lists replacement of flooring material among the residential work that does not require a permit, so a like-for-like floor swap in a McLean house involves no county paperwork. The condos along the main roads and the gated communities have their own steps. Condo boards typically want an alteration form, a certificate of insurance and a sound-rated underlayment above the ground floor. Gated neighborhoods need the crew truck registered at the gate for install day, and some HOAs limit work hours. We handle all of that before the crew is scheduled.

The three McLean jobs we see most are LVP through a large walkout basement, carpet-to-laminate across the entire bedroom level of a colonial, and engineered hardwood in a new or renovated main level that needs to match existing site-finished oak. Whole-condo LVP comes up along Old Dominion Drive.

A McLean-specific tip: basements here are often several rooms plus a hallway, and the count of doorways matters more than the square footage. Ask us to list transitions and thresholds separately on the quote so the finished lower level reads as one continuous floor.

Our flooring installers cover these McLean neighborhoods: Langley Farms, Langley Forest, Langley Oaks, Chesterbrook, Chesterbrook Woods, Salona Village, Franklin Park, Lewinsville Heights, Broyhill-Langley Estates, El Nido, Southridge, Evans Farm, The Reserve and McLean Hamlet. Every town we work in is listed on the service areas page.

McLean crews also work Tysons next door, Great Falls up Georgetown Pike and Arlington down Chain Bridge Road, so a booking in any of them lands on the same calendar. For a basement, the LVP installation page covers the details. For your number, the instant quote takes about a minute.

Questions McLean homeowners ask about flooring installation

Straight answers. If yours isn’t here, call (757) 589-6859 — an installer picks up.

No. Fairfax County’s Land Development Services lists replacement of flooring material and replacement of tiles as residential work that does not need a permit. That covers swapping carpet, vinyl or old hardwood for LVP, laminate or engineered hardwood. Structural work, moving walls or finishing an unfinished basement are separate projects with their own permit rules.

We can get close, and the installer brings full-size samples to your home so you can lay them against the existing floor in daylight. An exact match to a site-finished oak floor is rarely possible because finishes age, so many McLean homeowners choose a deliberate contrast or run the new floor to a doorway and use a transition. We will tell you honestly which will look better.

See engineered hardwood →

You give the gate the crew’s name and truck details after we confirm the date, and we arrive with all material in one trip so there is a single entry to arrange. If your HOA restricts contractor hours, tell us at the measurement and we will size the crew to finish inside that window. Most McLean installs are done in 1 to 2 days.

See how it works →

Yes. Every room is measured and listed, stairs are priced per step, and transitions and leveling appear as their own lines, so a large lower level is simply a longer quote, not a vaguer one. LVP is the product we recommend on the slab. If any room measures smaller than you entered online, the price comes down.

See your fixed price →

Yes. FIXO has no showroom, so the samples come to you. At the express measurement, booked within 48 hours, the installer brings full-size planks of the options you picked online, so you can see color and texture in your own rooms rather than under store lights. You decide after that visit, not before.

See your fixed price →

Often, yes. LVP and laminate can float over hardwood, tile, sheet vinyl and concrete that is flat within roughly 3/16 inch over 10 feet. Carpet, cushioned vinyl and existing floating floors have to come out first. Skipping removal saves a line on the quote and keeps the job shorter, and the installer confirms flatness at the measurement.

Compare flooring options →

That is our problem, not yours. The Fixed Price Guarantee means subfloor surprises are absorbed rather than billed as change orders. The installer checks the subfloor at the measurement precisely to avoid guesswork, but if something is hidden under the old floor on install day, the crew deals with it and the signed price does not move.
