What we see in Fairfax homes and how we plan

Fairfax splits into the independent City of Fairfax and the Fairfax County areas that share the address, and the houses tell you which is which. Inside the city, Mosby Woods went up starting in 1961 as contemporaries and ramblers, and Country Club Hills and Fairfax Villa are similar mid-century stock. Most of these sit on a crawlspace or a partial basement with plywood or plank subfloors upstairs and a concrete slab below. Out toward Fairfax Station, South Run and Crosspointe, the housing is mostly 1980s and 1990s colonials on quarter-acre to multi-acre lots, usually with a full basement. Fair Lakes and Fair Oaks add newer townhomes and condos, often with a slab garage level and plywood above.

Neither jurisdiction asks for a permit to replace flooring like for like. Fairfax County lists replacement of flooring material as exempt, and the City of Fairfax treats ordinary repairs the same way. Condo buildings around Fair Lakes and the Fair Oaks area are a different story; many have underlayment and sound-rating rules for upper floors and some want a written approval before work starts. We ask for the rulebook when we measure so the quote already includes the right pad.

Three projects make up most of our Fairfax work. Basement LVP in the ramblers and split-levels, where the old carpet has been damp once too often. Carpet-to-laminate on the main and upper floors of Fairfax Station colonials, stairs included. And whole-unit LVP in the newer townhomes, where one floor runs from the garage entry to the back door.

One tip for the mid-century houses: original hardwood under the carpet is common in Mosby Woods, and it is often a good base for a floating floor if it is flat. We check that with a straightedge before we quote, and any leveling is in the price, not an extra.

Fairfax County publishes replacement of flooring material on its list of projects that do not require a permit, and the City of Fairfax exempts ordinary repairs the same way. Structural work such as replacing joists or a rotten subfloor section is different, and we tell you if we find it. Condo associations in Fairfax can still require their own approval, so check your bylaws.

Yes, and it is the most common job we do in the city’s mid-century neighborhoods. The slab needs to be flat within roughly 3/16 inch over 10 feet, and old carpet or glue-down tile has to come out first, which we price as its own line. LVP has a waterproof core and an attached pad, so a slab that sweats in July does not ruin the floor.

Townhomes are straightforward: usually a slab at garage level and plywood above, and a whole-home LVP run is the typical request. Condos add association rules. Many require an underlayment with a minimum sound rating on any floor above another unit, and some want your floor plan approved first. Bring the rules to the measurement and we quote the compliant pad from the start.

If something still turns up on install day, such as a soft spot or a low area that needs leveling compound, we absorb it. The number on your agreement does not go up.
