For most homes in Virginia and Maryland, engineered. It has a real hardwood veneer over a stable core, so it copes with humidity swings far better than solid wood and can go over concrete. Solid wood can be sanded more times over its life, but it can’t go on a slab or below grade.
Once or twice, depending on the thickness of the wear layer. The factory finish is harder than site-applied polyurethane and arrives with no sanding dust or fumes in your house. When that day comes, our refinishing crew measures the wear layer before anything is sanded.
Floating and glue-down installs usually take one to two days. Nail-down over a wood subfloor can add a day on larger areas, and your quote states the schedule up front.

Kitchens, yes, as long as spills are wiped up quickly. Bathrooms and basements that take water, no: even water-resistant engineered planks have a real wood top that standing water can damage. For those rooms we install waterproof LVP instead.
Over a dry concrete slab, yes. We glue it down or float it, and we test the slab’s moisture at the measurement before we quote.
It depends on your subfloor. Engineered wood flooring installation over plywood is usually nailed or stapled, over concrete it is glued or floated, and floating also works over an existing flat floor. Your quote names the method and the reason.
Ask who measures your home and whether that person is on the install crew, which install method they will use and why, whether they test subfloor moisture, what the workmanship warranty covers, and whether the price is fixed. In Virginia, check the contractor’s DPOR license for any job of $1,000 or more.
