LVP or Laminate for Your Burke Floors?

Split-levels give you three or four short flights of floor to think about, and most Burke quotes mix products: LVP on the lower level, laminate on the main and bedroom levels. The installer brings full-size boards of both so you can check the color match where they meet.

The lower level of a Burke split-level is a slab, and the rec room down there has usually been carpeted for decades. LVP is the fix. Laminate Flooring Installation

Upstairs in a Lake Braddock or Signal Hill colonial, the bedroom level is usually still on its original carpet over plywood. Burke housing, the Conservancy and the jobs we see most

Burke is remarkably consistent. Lake Braddock, Signal Hill and the streets off Burke Lake Road are mostly colonials and split-levels from the 1970s and 1980s, and Burke Centre added townhomes and single-family homes across its five villages, the Oaks, Ponds, Woods, Commons and Landings, in the same window. That gives us two subfloor types to plan for. Split-levels and split-foyers have a slab under the lower level and plywood over joists above it. Colonials have a poured basement, sometimes finished by a previous owner, and plywood on the main and upper floors. Original hardwood on the main level with carpet everywhere else was common.

Burke is unincorporated Fairfax County, which does not require a permit to replace flooring material like for like. The Burke Centre Conservancy has covenants and architectural rules, but they cover the exterior of the house and the common grounds; new floors inside are not something they review as a rule. The smaller HOAs work the same way. Where flooring rules do show up is the garden condos and stacked townhomes near the VRE station and along Burke Centre Parkway, where a sound-rated underlayment is usually required for hard floors in an upper unit. We ask before quoting.

No. Conservancy covenants and its architectural review deal with the outside of your home and the shared grounds, not interior finishes. You can change your floors without an application. The exception in Burke is condo and stacked townhome associations near the VRE station, where sound-rated underlayment is often required in upper units, and we handle that requirement when we quote.

A straight floor swap does not need one. Fairfax County publishes a list of residential work that does not need a permit, and replacement of flooring material is on it, along with replacement of tiles. Burke has no town government, so the county rule is the only one. Permits come into play only if walls, plumbing or electrical are part of the project.

That is the most common Burke job we quote. The lower level sits on a slab, and old carpet down there usually comes out carrying the moisture that has been under it for years. Removal and haul-away is a priced line. The installer checks the slab for flatness, levels low spots inside the fixed price, and floats waterproof LVP over it.

Usually not. Hardwood that is flat, tight to the subfloor and within roughly 3/16 inch over 10 feet is a fine base for floating LVP or laminate. Skipping removal saves the demolition line and a day of dust. If boards are cupped or loose, the installer will tell you at the visit and price the removal before you sign.
