LVP or Laminate for Your Tysons Floors?

Nearly every Tysons quote we write is LVP, and the reason is concrete. Condo slabs are flat and hard, and a floating LVP floor with the right sound-rated pad is what most associations want to see. Laminate still has a place in the townhomes on the edges of Tysons, so we quote both.

Tysons buildings, association rules and how we work in them

Tysons is unincorporated Fairfax County, and its housing runs from mid-1960s garden condos at Tysons Green through 1970s complexes like The Rotonda, The Westerlies and Idylwood Towers, then Halstead at the Metro from 2005, and the newest high-rises at The Boro, One Park Crest and along the Silver Line. Almost every unit sits on a concrete slab, which is good news for a floating floor: it is hard and usually flat, though older slabs can have humps at column lines that we check with a straightedge. The townhome communities on the edges, such as Centerside and Dunn Loring Village, are conventional plywood over joists with a slab at the garage.

The county does not require a permit to replace flooring in a unit, but the association will have its own process, and in Tysons that process is real. Most buildings require an underlayment with a minimum sound rating on any floor above another unit, and several want the product spec approved before work begins. You will likely need to reserve the freight elevator, and some buildings limit noisy work to weekday hours. We ask for the rules at the measurement visit, quote the pad that meets them, and schedule the crew around the elevator slot.

The jobs we see most in Tysons are whole-unit LVP in a one- or two-bedroom condo, usually replacing carpet in the bedrooms and worn tile or vinyl in the kitchen and bath with one continuous floor, and carpet-to-laminate through the upper levels of a townhome. A smaller third group is investors turning over a rental between tenants, where the two-day install matters.

In most buildings, yes, or at least be notified. The common requirement is an underlayment with a minimum sound rating for any unit that has a neighbor below, and some associations want the product and pad approved before the install date. We are used to this. Bring the flooring section of your bylaws to the measurement and the quote will already include the compliant pad.
