Alexandria is its own city, not part of Fairfax County, and the housing runs older than most of Northern Virginia. Old Town has 18th and 19th century rowhouses with original pine boards over joists and, very often, a lower level dug into grade. Del Ray and Rosemont are early 20th century bungalows and Colonial Revivals with crawlspaces. The 1940s wartime developments, Parkfairfax and the Alexandria side of Fairlington, sit on concrete slabs. Newer Carlyle and Eisenhower Avenue buildings are concrete on every level. Each of those subfloors needs a different prep, and the measurement visit is where we sort that out.
Under the Virginia code the City of Alexandria follows, installing or replacing floor finishes does not need a building permit, and the city’s condo alterations policy says the same for work inside a unit. What does apply is the building’s own paperwork. No. The Virginia construction code Alexandria enforces lists installation or replacement of floor finishes as work that does not require a permit, and the city’s own condo alterations policy repeats that for work inside a unit. Your condo association may still want an alteration request and a certificate of insurance, which we provide.
