Bathroom Remodeling Done Right Behind the Tile: Waterproofing, Slope and Ventilation

New bathrooms rarely fail in front of the tile. They fail behind it, months later: a soft wall, a stained ceiling below, mold in the grout lines. Three details prevent that, and we write each one into your complete bathroom remodel quote.

01

Waterproofing: A Real Membrane, Not Just Green Board

Grout and tile are not waterproof. We cover every shower wall, the floor, niches, benches and the curb with a bonded sheet or liquid-applied membrane rated to ANSI A118.10, lapped into a bonding-flange drain. It is its own line on every FIXO shower quote.

02

Slope: 1/4 Inch per Foot

Plumbing code calls for a shower floor to slope at least a quarter inch per foot toward the drain. We build that slope under the membrane and again in the mortar bed, so water leaves instead of sitting in a low corner of the pan.

03

Ventilation: Fan Sized to the Room

Mold in a new bathroom is almost always a ventilation problem. The usual rule of thumb is 1 CFM of fan for every square foot of floor in a standard bathroom. We size the fan to the room and duct it outside, never into the attic.

Why Do New Bathrooms Leak?

Because the parts that keep water in are the parts a fast quote leaves out. The membrane, the slope under it and the subfloor beneath that are invisible once the tile is on, which is exactly why they get skipped. We itemize them so you can see they are there.

What a Complete Bathroom Remodel Actually Involves

The old bathroom comes out to the studs and subfloor where needed. Soft subfloor is replaced, the drain and supply lines are moved or replaced, and the shower is framed, sloped and membraned. Tile goes on walls and floor, then the vanity, toilet, fixtures, glass, lighting, fan and accessories are installed, grouted, caulked and cleaned.

How Much Does a Complete Bathroom Remodel Cost in Northern Virginia?

Short answer: a complete bathroom remodel of a standard hall bath in Northern Virginia, Maryland or DC usually runs $20,000 to $40,000 when the toilet, vanity and drain stay where they are. Larger full baths with a tiled walk-in shower typically run $30,000 to $55,000, and primary suites $45,000 to $100,000+. Your FIXO fixed price itemizes every line and includes everything below.

Full Bathroom Remodel Cost by Bathroom Type

BathroomTypical sizeTypical 2026 DMV range
Powder room (toilet and sink)20–30 sq ft$10,000 – $20,000
Hall or guest bath, same layoutAbout 5×8 ft$20,000 – $40,000
Full bath with tiled walk-in shower60–80 sq ft$30,000 – $55,000
Primary bath100+ sq ft$45,000 – $100,000+

Ranges reflect published 2026 Northern Virginia remodeling pricing. For context, Remodeling magazine’s 2025 Cost vs. Value report puts a midrange bath remodel at about $26,000 as a national average.

Bathroom Remodel Cost per Square Foot

Guides quote anywhere from $125 to $600 per square foot for bathrooms, and in a small room that number tells you very little. A shower valve, toilet, vanity and drain cost the same whether the room is 40 or 120 square feet.

A $30,000 hall bath at 40 square feet works out to $750 per square foot. A $60,000 primary bath at 120 square feet is $500 per square foot. The bigger room costs more in total and less per foot, so use the totals in the table above for a first budget.

What Changes Your Complete Bathroom Remodel Cost

  • Moving plumbing. Keeping the toilet, vanity and drain where they are is the biggest single saving. Relocating plumbing commonly adds $3,000 to $9,000 in Northern Virginia.
  • The shower. A tiled walk-in shower costs more than a tub with a tiled surround, and a curbless entry adds framing work that depends on your joist depth.
  • Tile. Large-format porcelain, mosaics and natural stone take more labor than standard tile installation.
  • Labor. Labor is commonly 40 to 50 percent of a bathroom remodel in the DC area, because plumbing, waterproofing and tile all happen in a few square feet.
  • What is behind the walls. Older homes in Arlington, Falls Church and Silver Spring often hide galvanized supply lines, cast-iron drains or a soft subfloor under the old tub.
  • Extras. Heated floors, a niche, a bench, frameless glass and a larger fan.

Tub to Shower Conversion or a New Tub?

The most common decision in a bathroom remodel, and the one with the biggest effect on the price.

Keep the tub: new tub, tiled surround and fixtures

The lower-cost route, and the right call for a family bath, when resale matters or when anyone in the house still takes baths.

Tub to shower conversion: sloped pan, full tile, glass

The most common tub to shower conversion we do across Northern Virginia, Maryland and DC.

How Long Does a Full Bathroom Remodel Take?

Regional contractors commonly quote 4 to 8 weeks for a full bathroom remodel, and most of that time is spent waiting for the next trade to show up. FIXO’s crew runs the whole sequence, so most complete bathroom remodels are back in use in 1 to 2 weeks.

Working dayWhat happens
Days 1–2Demo, haul-away, subfloor repair and framing
Days 2–4Plumbing and electrical rough-in, inspection if required
Days 4–6Backer board, waterproofing membrane, shower pan and slope
Days 6–9Wall and floor tile, grout
Days 9–12Vanity, toilet, fixtures, lighting, fan, glass and final walkthrough

Two things can add time: custom glass, which is often measured after tile and delivered later, and special-order tile or vanities. We give you both lead times at the measurement, before demo starts.

Choosing Bathroom Remodeling Contractors in Northern Virginia, MD or DC

Looking for the best bathroom remodeling in Northern Virginia? Every finished bathroom looks good on day one, so the photos will not tell you much. These eight questions show you how it will look in year five. Ask every contractor you are considering, FIXO included:

  1. What waterproofing system goes behind the shower tile? You want a bonded membrane by name, not “we use green board.”
  2. How is the shower floor sloped? At least 1/4 inch per foot to the drain.
  3. Where does the exhaust fan vent? Outside, never into the attic.
  4. Is your license right for where I live? Virginia contractors are licensed by DPOR (look up a Virginia license), Maryland requires an MHIC home improvement license, and DC requires a home improvement contractor license from DLCP.
  5. Can I see your insurance? Ask for a certificate showing general liability and workers’ compensation.
  6. Is the price fixed and itemized? It should name the tile, vanity, valve and glass, and say clearly what is excluded.
  7. How are payments scheduled? Payments should follow finished stages. In Maryland, a contractor cannot take a deposit of more than one-third of the contract price.
  8. What warranty do I get, in writing? The length of the workmanship warranty should be stated on the contract.

A good bathroom remodeling contractor will not mind you checking any of this.

Complete Bathroom Remodel: Questions We Get Every Week

Straight answers. If yours isn’t here, call (757) 589-6859 — an installer picks up.

In Northern Virginia, Maryland and DC, a complete remodel of a standard hall bath usually costs $20,000 to $40,000 when the layout stays the same. Full baths with a tiled walk-in shower run $30,000 to $55,000, and primary baths $45,000 to $100,000+. FIXO gives you one fixed written price after a free measurement.

With FIXO, most bathrooms are back in use in 1 to 2 weeks from demo. Many contractors quote 4 to 8 weeks, mostly because separate trades wait on each other. Custom glass or special-order tile can add time, and we tell you that before demo.

Yes, every time. A bonded membrane covers the shower walls, floor, niches, bench and curb, and laps into the drain. It is listed on your quote by name.

Yes. We remove the tub, move the drain, build a sloped pan, then waterproof, tile and install glass. A curbless entry is possible when the joists allow it, and we check that at the measurement.

No. Tiling over an old pan or a fiberglass surround traps any existing leak behind the new tile. We take it down to the studs and subfloor and rebuild it properly.

Yes. Choose from our options or supply your own. We confirm sizes and lead times before you order, so nothing arrives the wrong size.

Yes, when the floor framing allows it. Moving plumbing is quoted as its own line, so you can see exactly what the new layout costs.

Before you sign, decide tub or shower, pick tile and the vanity, and confirm lead times. Make sure the quote names the waterproofing membrane and the fan, and ask who pulls the permits. During the job, check the shower slope before tile goes on.

It depends on your county and the scope. Moving plumbing or adding circuits usually needs one. We pull permits where they are required and list the fees on your quote.

Yes. The number you sign is the number you pay. If demo reveals rot or an old leak, we show you before doing anything, and you decide.
