Arlington County has no incorporated towns, so the whole county is one jurisdiction and one set of rules. The housing splits by distance from Metro. Close to the Rosslyn to Ballston corridor and around Pentagon City and Crystal City, most of what we install goes into concrete-floored condos. Farther out, Ashton Heights, Lyon Park, Maywood and Cherrydale hold bungalows, foursquares and colonials from the 1920s to the 1940s, usually on crawlspaces or partial basements with wood subfloors. Westover, Bluemont and Barcroft are 1940s and 1950s ramblers and Cape Cods, many with finished lower levels on slab. Fairlington and Colonial Village are wartime garden apartments turned condos, also on slab.

Under the Virginia Uniform Statewide Building Code that Arlington County enforces, installing or replacing floor finishes is exempt from permits, so a like-for-like floor swap in a house needs no paperwork from the county. Condo work is different only because of the association. Most Arlington buildings require an alteration application, a certificate of insurance and a sound-rated underlayment for units above the ground floor, and high-rises usually make you book the freight elevator and a loading bay.
